Habitat for Humanity of Grand County works in partnership with the Grand County community and families in need to build simple, affordable homes.  We will complete two (2) homes in 2025!!

We are an affiliate of Habitat for Humanity International, a non-profit Christian organization whose mission is to eliminate poverty housing and make decent shelter a matter of conscience. We welcome the participation of all people regardless of race, religion, economic status or gender.

Habitat Grand County has one very important goal: to provide low-income/affordable homes to those individuals that could not normally qualify for homeownership in Grand County.  

With the federal funding cuts, changes in federal programs (AmeriCorps), cost of building our homes and the gap between the potential homeowner qualification of 30% gross income Habitat pricing policy, our last closed home appraised for $513K and the Habitat homeowner qualified for $286K.  That gap is becoming larger and larger and the only way to be long-term sustainable is through partnerships, grants and scholarships.  With the Prop 123 – Land Banking forgivable loan, we are building 26 homes and a ReStore (Granby project) without the cost of the land, which is much higher in Grand County due to located in a rural resort area.  We would like to complete this Granby project in the next five years.  The total cost is approximately $12.2M, which is a true stretch for our small rural resort Habitat.

HFHGC started in 1999 as a small non-profit building homes for those individuals that are considered lower income. We continue to build homes and focus on the 70-100% AMI category with a historical record of obtaining potential homeowners and moving them through this process. We have partnered with USDA RD 502 loan products to be more long -term sustainable. We have in the past built single-family homes but understand the critical need for multi-family therefore we will build duplexes as owner occupied residences. Our partners, Fraser River Valley and Town of Granby will have provided letters of support for this project.  The income guideline will be up to 100% AMI owner occupied and first-time buyer. 

We have been awarded a forgivable loan through CHFA and Prop 123-Land Banking to purchase 2.68 acres in Granby, Colorado - Grand County.  We have committed to building a minimum of 26 multi-family, all electric and with solar ready and our own Restore!  We will utilize heat pumps for higher energy efficiency.  We closed on 7/2/2024 and the land is zoned for multifamily units.  This Granby Project which is part of the Prop 123 – Land Banking awards for 2024 with an estimated total cost of $12.2 million.

The Town of Granby required us to replat prior to permitting.  We have conducted Phase 1 environmental study and obtained a wetlands delineation report from 2010.
