Background Statement

Formerly Mile High Community Loan Fund and Funding Partners for Housing Solutions, Impact Development Fund has cumulatively delivered nearly $200M in financing, leveraging over $2.5B in capital to secure in excess of 16,000 housing units across Colorado since 1996.

IDF has two primary lines of business: Retail, which offers financial products to consumers seeking to acquire, rehabilitate or improve the energy efficiency of their primary residence; and, Commercial, which provides financing to for-profit, non-profit and quasi-governmental entities seeking to expand and improve the inventory of rental and owner-occupied housing stock. A key element of the business model is the provision of technical assistance to our customers, investors and community partners in developing and enhancing efforts to address multi-faceted needs within the market.

In addition to operating a $40+M revolving loan fund, IDF also provides a platform from which local partners are able to implement highly-focused initiatives. This not only expedites the timeline from concept to delivery, but provides a level of economic scale and technical sophistication that might otherwise take years to develop. To date, IDF manages financial assistance programs for more than 30 public and private clients that now reach outside of Colorado.

With licensed mortgage loan originators on staff and full-service back office functionality, IDF offers its clients a comprehensive solution from initial inquiry to final disposition of financial assistance requests. We also provide the confidence that all parties are treated with utmost respect and in compliance with all local, state and federal regulation.
